Finally, the midterm elections are over, but you now have the Lake Forest Shores elections. In January 2019, there are 3 seats on the Board of Directors that will expire. Accordingly, a "Call for Candidates" will be sent to any homeowner that is interested in serving on the Board by contacting the Community Manager, Heather Brown, via heather@ch-pm.com. The Call for Candidates form must be completed and returned to Crummack Huseby no later than November 27, 2018 by 5:00pm.
Please make sure to read your newsletter to get the full details. Yes, there is a newsletter that was sent by our new property management company, Crummack Huseby. How AWESOME is that, right? Notwithstanding, the board notices in the pool area have been updated and you're probably receiving "alert" emails about the next board meeting.
Other valuable information that is posted in the newsletter is regarding the removal of potted plants within the common area landscaping by Nov. 26, 2018. Please remember that potted plants within the common area landscaping is not permitted and a violation of the CR&R. Notwithstanding, please read the additional information regarding changes to the gate, deck coating peeling and a directory of Crummack Huseby contacts.
How AWESOME is it that Crummack Huseby keeps the Lake Forest Shores residents informed about what is happening within our community? If you're not receiving email notifications, then make sure to register for the online portal @ www.ch-pm.com to get instant access to important information. It's as simple as clicking on "Client Login" and selecting "CH Connect Enhanced" from the dropdown menu.
Input your login credentials, but if this is your 1st time and you haven't registered, then click on the "Create login" link to start the process. To start, you will need your account number and email. Once that information has been inputted, an email will be sent to you with a verification link. It's quite simple, but if you're still having problems registering or login issues, then use the "Still having trouble?" link and complete the online form for assistance.
Now that you've received an email with the link verification, you will be directed to a credentials form where a new username / passowrd will be created. Upon completion, you will be able to login and use all of the tools available in the online portal, i.e. HOA documents, account balances, compliance notices, online payment option and more.
The portal provides easy navigation, so take the time to learn it. If needed, there is an online video tutorial to assist in using the system.
Now that we're done with the online portal explanation and our own election announcement, let's talk about another election. This one deals with the Beach & Tennis Clubhouse; yep, it's a year of elections.
Everyone, or maybe some of you, received a letter in the mail indicating that two incumbents, David Glick & Jeff Nelsen, were running for a 2-year term on the Board of Directors, and one more candidate, Kristin Eldred, was added to the list. There are 3 positions open and 3 people running. At this time, Kristin Eldred is unable to join the Board due to an insufficient amount of votes (120 votes short of the required 567).

At this time, no business may be transacted until a quorum is obtained, but if it is clear that there is a lack of interest by the membership (homeowners), then it is not required to keep soliciting ballots. Accordingly, the Board is not required to waste time, money and energy is pursuing member participation.
Truthfully, I'm not the slightest bit knowledgeable on this subject, so I will try to get additional information from the Elite HOA General Manager, Julie Carter: jcarter@elitehoa.com. Either way, please be an active participant. Remember, you pay a monthly HOA fee each month and to vote is to care. These elected officials make important decisions about the neighborhood and amnenities that may have an impact on your finances.

ELECTION UPDATE: Thank you Ms. Julie Carter for your quick response! The information provided was quite insightful. For those reading, the information posted above requires a slight error correction. At this point, the Board has to keep making attempts to meet quorum. It wouldn't be the case if all of the incumbents were running, but there is one board member, Mr. Ron Allen, that is stepping down. Moreover, if quorum cannot be achieved, then the Board may have to petition the courts to allow a one-time reduction. As you all know, anything dealing with our legal system is expensive! Therefore, it's imperative that homeowners take the time to vote on these matters and avoid hefty expenses. So, for those of you who have not voted, you received a secret ballot with a self-addressed stamped return envelop for convenience. You can walk it to the Beach & Tennis Clubhouse, or deliver it via the USPS.
